1. Project Brief
The process begins with identifying any jurisdictional requirements that may be placed on a project, including any public hearings that may be required for zoning, special use permits, zoning adjustments that may be desired or required. The team defines the capacity of the site, setbacks, zoning requirements and limitations, and required presentations to neighbourhood associations. Every location will have different requirements. Before any design work begins, the necessary due diligence is required.
2. Design Concept
This is the documentation of the clients requirements as a way of confirmation of the total scope of the project and a project plan. Based on the scope document, prepare sketch design layouts of the space; volume & lighting requirements (preliminary plans, sections and elevations); proposed finishes; and specific detail elements e.g. patio skylights. This might require a number of meetings depending on design resolution. The team works directly with the client in a collaborative effort to meet their needs and achieve their goals.
3. Design Development
On approval of the scope and concept design, development of the general working drawings; details drawings; interior elevations; colour schemes; cupboard designs & details. Followed by, specification documents and council submission. There are a number of illustration techniques we utilize depending on the proposed purpose, from conceptual sketches to highly detailed and realistic renderings.
A rendering can convey a concept or present an image of the finished project. They can also assist the client in obtaining financing, pre - leasing or attracting investors. That includes quick conceptual sketches, high quality photo realistic images, animated walk-through/flyby’s and massing studies.
4. Construction & Technical documentation
The management and administration of the construction contracts and processes, including the preparation and co-ordination of the necessary documentation to facilitate effective execution of the works. Clear construction documents are critical for a variety of reasons: in the bidding process to obtain clear and competitive bids; in the construction process to assure the design intent is clearly and concisely communicated and eventually for maintenance and repairs throughout the life of the structure. To achieve this level of clarity the company prepares the documents with close coordination with various consultants, hold regular meetings and joint reviews and periodic quality control checks from start to completion.
5. Contract management and inspection (Construction)
During the construction period, the team is available to the contractor to answer any questions and address any concerns they may have. The company is involved during the construction to represent the owner and to respond to any contractor enquiries, to conduct site observation visits, to monitor progress, to prepare any required change orders, to review drawings and pay applications. If Quantity Surveyor was not appointed to prepare Bills of Quantities, the team prepares tender documentation (limited compared to one prepared by a QS but sufficient); tender, adjudication and appointment of contractors as well sub contractors; establish a project team; hold monthly progress meeting to report on progress, budget as well as manage scope changes and workmanship. Furthermore, the service will include management of the completion of the project in terms of Practical, Works and Final Completion as well as a close out report.
6. Site Close Out
This is the process of managing and administering the project closeout, including preparation and co- ordination of the necessary documentation to facilitate the effective operation of the project.
